Start with Paint

A fresh coat of paint works wonders on any space.  Paint walls with white paint or any other light neutral color. Grey, greige, and taupe offer the neutral tones necessary to make rooms look lighter and larger than real life.

When prospective buyers stroll through a home, they imagine themselves living and using a space. If they don’t care for deep green, blue, or red walls, they fail to imagine seeing themselves comfortable in the space.

New paint also contributes to the perception of the level of care the home received. Paint gives a feeling that a home is cared for and maintained. And when you paint, the buyer sees one less thing for them to do once they close on the home.

Rearrange/Stage Furniture

Rearrange your furniture to highlight the best features of every room.  Research shows staged homes sell faster and for more money. Today’s buyers live in a digital world where staged images, Pinterest reels, and TikToks rule. While their own home might not be perfectly decorated, they hold the homes they tour to a higher standard.

As part of the staging process, remove personal items such as family photos and travel souvenirs. Remember, you want buyers to see themselves living in the home and using the space. You don’t want them wondering about you, your family, and your travels.

Have a beautiful bay window? Create a conversation spot by placing two chairs and a small table in the space. Do you have a living space with a fireplace? Create a seating arrangement there.

Remove oversized furniture. It makes a room look small. Consider renting furniture if necessary.

Organize and Declutter

As mentioned in Tips for Getting a Home Ready for Sale, declutter every room, every closet, and every cabinet with determination. Get rid of items you don’t use every day or box them up and stack boxes neatly in the garage.

Ask any Dana Point real estate agent and they will tell you clutter gives buyers a feeling that the home lacks adequate storage space. If an item is broken, unusable, or never used – introduce it to the garbage can.

Getting rid of clutter also makes the process of packing and moving much easier.

So, get rid of the distracting clutter, neatly organize closets, cabinets, and pantries and give buyers a feeling that there’s plenty of room for storage.

Update Fixtures and Hardware

Replacing light fixtures and cabinet hardware gives rooms a fresh, modern look and doesn’t break the bank.

Dated light fixtures make the rest of the house look and feel updated. Buyers immediately think everything must be remodeled. But, when the cabinet hardware looks new, the cabinets and countertops look newer as well.

So, when buyers see light fixtures and cabinet hardware in the latest style they feel the home sports the latest style.

Light fixtures should provide lots of bright light to each room. Remember, more light makes the space look bigger.

Create Curb Appeal

The front of the house provides the very first and the very last impression. Painting the front door costs little and boosts appeal.

Clean landscape beds and spread fresh mulch. Clean exterior windows, knock down cobwebs, clean walkways and driveways, and take a look at porch or coach lights.
